ZONING

Zoning will vary from location to location. Some of the many factors that need to be determined are what zoning district is the property located in and what the building will be used for. We can figure out the hurdles that are required to ensure your site is zoned correctly for your needs.

SURVEYING

Preparation of boundary, topographic, and ALTA surveys. Additional survey services include construction stakeout, aerial mapping, and 3D terrestrial scans.

LAND DEVELOPMENT

Before the start of any land development can begin, several assessments must be made to ensure that the site is following all rules and regulations. Our civil site team will prepare grading, site layout, utility design plans and reports.

NPDES Permit

It must be determined how much land will be disturbed before a National Pollutant Discharge Elimination System (NPDES) permit can be obtained, as well as an Erosion and Sedimentation (E&S) plans must be completed.

MUNICIPAL ENGINEERING

We represent numerous Townships, Boroughs and Authorities throughout Western PA. Municipal projects consist of roadway design and planning, stormwater design and construction, culvert design, playground improvements, review of land development designs for compliance with Zoning, Grading, and Subdivision and Land Development Ordinances (SALDO).

UTILITIES

Each property is unique to determine what type of utilities and permits that will be required. We can assist you in determining what will be necessary for your project and will help coordinate with each utility provider.

FLOODPLAIN MANAGEMENT

The Commonwealth of Pennsylvania, and many other states, has rules for floodplain development for streams which need to be assessed before any land development can begin. We can help determine if your property is located in or adjacent to a floodplain which plays a part in the development of the site.

ENVIRONMENTAL CONSTRAINTS

An environmental assessment may be required to determine if there are any wetlands on site. This investigation at the onset of a project can save considerable time and money for your project. We can assist you to navigate through the process to obtain and permits that may be required.

SUBDIVISION AND LAND DEVELOPMENT

Many subdivision projects consist of roadway design and planning, stormwater design and construction, culvert design, playground improvements, review of land development designs for compliance with Zoning, Grading, and Subdivision and Land Development Ordinances (SALDO). We have the knowledge to help you prepare the documents to be in compliance for your project.

WASTEWATER DESIGN

Services include water distribution and treatment design, booster pump station design, hydraulic modeling of distribution systems, PennDOT cost sharing and waterline replacement.

STORMWATER MANAGEMENT

Every development is required to address stormwater management. It must be determined in what direction the water will be drained, the capacity of each culvert, and the requirements of each individual area. We can help determine your options that will vary depending on your new or redevelopment project.

HIGHWAY OCCUPANCY PERMITTING (HOP)

Driveway and Highway Occupancy Permits are required by some municipalities.
Our knowledgeable staff can assist you with this permitting process.
